Real Estate Stats for November

November 2013 Home Sales

November was a great month for real estate in San Diego. While homes sales slipped slightly in the rest of the country, homeowners in San Diego gained ground. The median price for a house in San Diego rose slightly from $412,000 to $415,000. Good news for homeowners with little or negative equity.

November Volume

There were 2,370 attached and detached homes (combined) sold in the month of November in San Diego county. This worked out to 761 attached dwellings (condos and townhouses) and 1,609 detached homes. This was a 10% decrease in sales of attached units as compared to November of 2012, but an increase of 12% for detached units.

Through the end of November 2013, 33,667 dwellings had been sold year-to-date. That is up slightly from 2012 when 32,995 dwellings were sold; an increase of 672 units.

Highest Increase in Values

A deeper look into the numbers reveals where all the activity took place. Fallbrook had the highest number of sales at 671 detached units. The median prices rose 18% from the prior year. On a percentage basis, north county home values did much better than the rest of the county. Values in Fairbanks Ranch rose 22.43%, Oceanside, Vista and Escondido were up about 21%, Valley Center was up 19%, and Ramona was up 23%.

Strong Finish

In the South Bay, Chula Vista, Bonita and Otay were up 17%, and Imperial Beach was up 13%. Perennial favorites Poway and Rancho Bernardo were up 16% and 13% respectively.
